Job Summary

Performs skilled maintenance, repair, adjustment and minor construction work in the trades to ensure that facilities are properly maintained and meet College standards.  Trains less-skilled employees in facilities maintenance trades.  Assists Facilities Management Services (FMS) management in planning work, identifying staff training needs, and in project management.  Duties may fall into a variety of trades, including carpentry, painting, plumbing, electrical, mechanical, energy management, fire and life safety and keys/security systems.

Distinguishing Characteristics

This is the third level of a three level family.  It is distinguished by the responsibility for a wide variety of non-routine assignments across multiple trades.  Position incumbents provide input to management regarding the work, including participating in planning maintenance work, participating in project management tasks, and investigating and resolving unusual situations.  Positions at this level provide guidance and coordination to others and train less-skilled staff on elements of the facilities maintenance trades.  Within the job family there may be some overlap between the levels of work, and an incumbent at this level may be called upon to perform tasks associated with a lower level in the family.

Typical Duties and Responsibilities (May perform some or all of the duties listed below).

  1. Performs preventative maintenance on building systems, plumbing, electrical, mechanical and control systems and related components; tests system competency and component devices and evaluates performance.  Assists FMS management in planning and scheduling preventative maintenance work and recommends approaches to preventative maintenance programs.
  2. Repairs and maintains a variety of facilities systems, components and structures; repairs building plumbing, low-voltage, and line voltage electric systems, door hardware, fire and life safety protection equipment/systems, sprinkler systems, sensors and related hardware and software;  constructs and maintains indoor/outdoor facilities, fans, lights and related; conducts structural inspections for safety.
  3. Maintains induction and air handling units; cleans and inspects all equipment, completes filter changes, lubricates, maintains and services mechanical and refrigeration and/or cooling systems.
  4. Coordinates maintenance of pool water sanitation and related pool environment equipment.
  5. Sizes, lays-out and installs waste, vent, and domestic water distribution systems, welds or fabricates plates, brackets or needed devices.
  6. Performs service and preventative maintenance on small motorized equipment engines and on automotive vehicles; troubleshoots equipment problems and identifies when appropriate for external service provider to make repairs or perform warranty work.
  7. Identifies repair and maintenance projects requiring the assistance of contractors or vendors; participates in estimates and evaluations of project costs; monitors work of vendors or contractors; assists in the review of new construction or remodel plans to assure compliance with facility maintenance standards.
  8. Accesses and makes all levels of adjustments to computerized control systems, such as for lighting or energy management systems; and troubleshoots control system problems.
  9. Trains less-skilled staff in facilities maintenance trades; assists FMS management to determine training needs for work group.
  10. Performs electronic recordkeeping related to preventative maintenance and repair so that FMS division makes the most efficient and effective use of computerized maintenance management and service request systems; tracks and closes assigned work orders; may monitor work orders assigned to others and assist them in managing work orders.
  11. Maintains a broad working knowledge of materials, systems and code requirements related to maintenance of college facilities.
  12. Responds to college emergencies and closures including adverse weather to ensure that all facilities are protected and remain operational. Assists with tasks required in preparing to open campuses after a closure including snow and ice removal, systems and equipment checks and start-up operations as assigned.
  13. Knows and understands all safety procedures of the college.  Trains less-skilled staff on safety procedures related to FMS operations.  Assists in structural safety inspections.
  14. Operates a college vehicle and is responsible for its safe operation and reporting any observed maintenance needs.
  15. Maintains appropriate records and reports.
  16. Performs other duties as assigned.

Work Environment and Physical Requirements

Work is performed both indoors and outdoors with exposure to various weather conditions.  May be exposed to potentially hazardous conditions, noise and temperature extremes. Position involves frequent bending, standing, kneeling, climbing ladders, reaching below and above shoulders, and lifting objects weighing up to 50 lbs. while performing job duties.  Wrist, hand and finger dexterity is required to operate various equipment and materials

Minimum Qualifications

High school diploma or equivalent.  Five years of facilities maintenance, construction, or repair experience in a commercial or industrial setting.  Two years of education or training, or an Associate’s Degree, in the facilities maintenance trades may substitute for two years of work experience.  Some positions may require two years of experience in a specialized trade.  Must have a valid driver’s license for operation of a motor vehicle in Oregon and possess an acceptable driving record. Forklift driver certification required within six months of employment.

Knowledge, Skills, and Abilities

Knowledge of:

Power and hand tools used in facilities maintenance; recordkeeping techniques and regulations, including use of automated record systems; OSHA workplace health and safety standards and procedures; use of personal computers to use automated recordkeeping tools, automated system controls, and email; customer service practices.

Skills in:

Computer use to maintain logs, inventories and purchasing records; respond to service requests and emails; monitor and manage work orders in the computerized maintenance management system; access and set automated control systems.

Ability to:

Use and train others on a variety of tools and power equipment; plan and coordinate work; track and plan preventative maintenance work; maintain records and reports in computerized and written formats, compliant with regulatory requirements; effectively use email and automated calendaring systems; make arithmetic calculations quickly and accurately; learn and apply health and safety regulations; work independently with minimal supervision; understand and follow oral and written directions; optimize efficiencies provided by automated maintenance management and service request tools; work from blue prints, shop drawings and sketches; establish and maintain cooperative working relationships.
